These are the seven classes protected by federal law. We also follow all state and local fair housing laws that apply to our communities, which protect more classes than federal law does.

Virginia fair housing protections

Colonial Beach Village in Colonial Beach, Virginia also follows the Virginia Fair Housing Law. In addition to the federal classes above, Virginia law protects people from housing discrimination based on:

  • Elderliness (age 55 and older)
  • Source of funds (source of income)
  • Sexual orientation
  • Gender identity
  • Military status

Reasonable accommodations and modifications

If you have a disability, you have the right to ask for a reasonable accommodation — a change in a rule, policy, or service — or a reasonable modification — a physical change to your home or the community — so that you can fully use and enjoy your home. There is no charge to ask, and asking will not count against your application.

How to file a fair housing complaint

If you believe you have been treated unfairly in housing, you can file a complaint. It is free, and it is against the law for anyone to retaliate against you for filing.
